Calgary building entranceway renovated with minimal business impact

Commercial / office tower exterior entranceways are difficult to renovate when commercial and retail tenants require 7x24 building access. Such renovations specifically affect first floor retail / consumer services tenants as walk-in traffic is usually impeded. Acrylicon Industrial Flooring can minimize the business interruption associated with common area and entrance renovations.

To mitigate the issue of the client claim of lost business, this leaves the building owner / manager the option of starting and completing work on late nights, weekends, and public holidays when retail / consumer services operations are closed or diminished on the main floor, so that normal business operations can start on Monday AM. However, no tenants enjoy having an 7 day project extending for several weeks.

Such was the case for Dundee Realty Management Corp\'s building in downtown Calgary, Alberta. This office tower needed an attractive flooring solution to cover their existing epoxy aggregate building entrances. The project needed to have a quick, full completion. Shutting down a building entrance for 1 to 2 weeks per entrance would have had a severe impact on the building tenants. The epoxy aggregate for The Roslyn building was intact, but it was very difficult to keep clean. Bubble gum was stuck everywhere in the old floor. The surface roughness trapped dirt.

The new floor needed to handle the famous Calgary four-seasons-in-a-day. (Calgary winter weather can start at +10 C in the morning, and be -20 C that night, with a healthy dose of rain and/or snow in between. A chinook wind can then raise the temperature from -20C to +10C in a single day a few days later.) Anti-slip for the floor was another critical success factor, as slip-and-fall scenarios can be financially costly.

The Acrylicon Flake system was proposed as an overlay on top of the old epoxy aggregate floor, with a skim coat of an acceptable cementitious layer in between the two products. The product was sold on the basis of minimizing business interruption, cleanability and excellent anti-slip. As a demonstration of cleanability, bubble gum was stuck to an Acrylicon sample for two weeks, and it neatly scraped off with zero effort. Acrylicon\'s anti-slip capabities satisfied the safety \"must\" for the project, including anti-slip in a wet environment. The proposed floor had an attractive presentation.

Dundee Realty Management Corp decided to install the Acrylicon Flake system.

The floor was prepared and coated with a cementitious layer in one weekend, with the cementitious floor allowed to cure over the next few weeks until the weather improved. It was business as usual 3 hours after skim-coating the floor.

In a second weekend, the Acrylicon Flake system was coated on both entrances and stairways. The entrances were opened to light foot traffic within 30 minutes of the last sealer coat being applied.
